Editor<p><strong>First tenants announced for new Swansea office development</strong></p><p>IWG and TUI will be taking up space at the 71/72 Kingsway scheme that’s now been handed over to Swansea Council.</p><p>Flexible workspace provider IWG will take up about 20,000 square feet at the development, with travel and leisure company TUI taking up approximately 7,000 square feet.</p><p>TUI contact centre employees currently based at Alexandra House will move to the new Kingsway development, helping to retain jobs in Swansea city centre.</p><p></p><p>The majority of the remaining space at the scheme is also under offer and the council is in advanced discussions with a number of other tenants that will be new to Swansea.</p><p>Further positive announcements are anticipated in the coming weeks.</p><p>Developed by Swansea Council, Bouygues UK led on the construction of 71/72 Kingsway.</p><p>Part-funded by the Swansea Bay City Deal and the Welsh Government, the 104,000 square foot scheme includes office spaces and shared workspaces, alongside an event hall and spaces for food and beverage businesses.</p><p></p><p><strong>Cllr Rob Stewart, Swansea Council Leader, said:</strong> </p><p>“We’re delighted to announce IWG and TUI as the development’s first tenants.</p><p>“There has been a shortage of quality office accommodation in Swansea, so schemes like 71/72 Kingsway are aimed at helping address this to attract new businesses and jobs to the city and retain businesses here that may otherwise have potentially looked elsewhere.</p><p>“Advanced talks with other companies that would be new to Swansea are also being finalised and details will soon be announced.”</p><p>Both IWG and TUI will soon start fitting-out their spaces at 71/72 Kingsway.</p><p></p><p></p><p><strong>Wayne Berger, IWG’s UK CEO, explained:</strong> </p><p>“IWG is looking forward to working closely with Swansea Council to deliver a best-in-class workspace for the Swansea business community.&nbsp;</p><p>“IWG’s Spaces brand at 71-72 Kingsway will be an amazing asset for businesses of all sizes in the city, providing first class facilities on their doorstep as well as access to a global network of thousands of workspaces worldwide.”</p><p><strong>Neil Swanson, TUI UK&amp;I Managing Director, enthused: </strong></p><p>“We’re excited about the move for our contact centre employees in Swansea.</p><p>“The 71/72 Kingsway building has a real ‘wow’ factor and aligns with our approach on sustainability.</p><p>“Every aspect of space, facilities and layout at the building has been meticulously planned to create an exceptional work environment that supports the well-being of our teams.”</p><p></p><p></p><p><strong>Cllr Robert Francis-Davies, Swansea Council’s Cabinet Member for Investment, Regeneration and Tourism, said:</strong> </p><p>“Providing space for up to 600 workers, the 71/72 Kingsway scheme will combine with other developments that are either finished or nearing completion to create more footfall in the city centre. Editor<p><strong>Construction equipment blamed for Kingsway office fire</strong></p><p>Mid and West Wales Fire and Rescue Service have released a <a href="https://swanseabaynews.com/2025/01/31/building-fire-closes-busy-swansea-city-centre-street/" rel="nofollow noopener" target="_blank">statement regarding the fire</a>, which closed the city’s main Kingsway road causing traffic chaos this morning (Friday 31 January).</p><p>The small fire, which was contained on the fourth floor of the building currently under construction, was believed to be accidental the fire service have announced, with equipment on site behind the cause of the incident.</p><p><strong>A spokesperson for Mid and West Wales Fire and Rescue Service said:</strong> “At 7.45am on Friday, January 31st, the Mid and West Wales Fire and Rescue Service crews from Swansea West, Morriston, Port Talbot, Swansea Central, Swansea West, Llanelli, Pontardawe and Carmarthen Fire Stations are currently in attendance at an incident along The Kingsway in Swansea City Centre.</p><p>“Crews responded to a localised fire within a seven-storey building in the 71-72 Kingsway development site.&nbsp; The fire was confined to a small area on the property’s fourth floor.</p><p>“Crews utilised six breathing apparatus sets, two main jets, three thermal imaging cameras and one turntable ladder appliance to quickly extinguish the fire.&nbsp; All persons were accounted for.</p><p>“Crews left the scene at 10.07am.&nbsp; The cause of the fire is believed to be accidental involving equipment on site and not related to the building itself.”</p><p>The £38m office development on the site of the city’s former Oceana nightclub is nearing completion. Editor<p><strong>All the exciting plans for Swansea in 2025 that form part of £1bn regeneration programme</strong></p><p>Led by Swansea Council and due to start in early 2025, work to transform Castle Square will feature an increase in green space including lawns and planting.</p><p>A new water feature for interactive play will also be included, along with new outdoor seating areas, a TV screen above a bandstand facility, the retention of public use space and two pavilion buildings for food, drink or retail businesses.</p><p>Developed by Swansea Council and part-funded by the Swansea Bay City Deal and Welsh European Funding Office, the new office scheme at 71/72 The Kingsway will be complete in early 2025.</p><p></p><p>Due to provide space for 600 jobs in sectors like tech and digital, more than 75 per cent of the office space is now under offer and tenants will start to be announced from next month.</p><p>Construction work is also anticipated to start next year on a public sector hub at the former Saint David’s Shopping Centre site as part of a partnership between the council and regeneration specialist Urban Splash. Hundreds of council workers and other public sector staff will work there once the building is complete.</p><p>Meanwhile, at the former Debenhams unit, talks with a number of prospective retail and other tenants are continuing at pace.</p><p></p><p>The Y Storfa community hub at the former BHS unit on Oxford Street will also open in 2025.
